What is the minimum plot size for building a villa?

For a comfortable 2-bedroom villa, budget at least 150–200 m² of land. Indonesian building regulations require boundary setbacks, so in practice you need 200–300 m² to fit the villa footprint, a pool and a usable garden. We tell you the buildable envelope for every plot before you decide.

How do I verify land ownership before buying?

Frigate runs full due diligence on every plot: certificate check (SHM/SHGB), zoning verification, boundary survey, tax history, encumbrance search and local-government clearance. The process takes 2–4 weeks. We have done this 30+ times — zero ownership disputes in our transaction history.

Can I buy land without being in Bali?

Yes. Frigate handles every step remotely: site visits with video walk-throughs, legal verification, contract negotiation. You sign via a notarized power of attorney. Most of our land transactions close without the buyer ever setting foot on the plot.

What taxes apply to a land purchase?
